How a job runs

Five stages. You'll always know which one you're in, and what's supposed to happen next.

Stage 1

Walkthrough

On site, at no cost. We look at what you have and tell you what the work actually involves.

Stage 2

Written proposal

Line-item scope and a fixed price. Exclusions listed in plain language so nothing is implied.

Stage 3

Selections and permits

We pull building, plumbing, electrical and mechanical permits and book the inspections.

Stage 4

Build

Licensed trades, site cleaned daily, and a photo update each week. Changes go in writing first.

Stage 5

Walkthrough and warranty

We walk the finished work with you, close out the punch list, and warranty the workmanship one year.

On some projects, we can carry the construction financing

We have the ability to fund a build ourselves, act as general contractor, and hand you a finished home to close on — no draw schedule to manage and no construction-loan interest while the house goes up.

It isn't something we offer on every job. Whether it works depends on the project, the timeline, and the terms. Ask us at the consultation and we'll give you a straight answer early, not after you're committed.
